About these terms
These terms apply to your use of this website. By using the site, including the property enquiry form, you agree to them.
Who I am
Firestead Property is the trading name of Mr F R Collins, a private individual. This website exists solely for my personal search for a home to buy for myself. I am not a company, an estate agent, a property sourcer, or a trader acting for other buyers or investors. I do not offer any services to property owners for a fee — there are no services, subscriptions, or charges on this site.

What this site does
The site lets you tell me about a property you may be willing to sell. If what you describe sounds like it could suit me, I may contact you to discuss it further. Everything after that — any discussions, offers, or negotiations — happens directly between you and me as private individuals.
What this site is not
- I am not making an offer to buy your property, or any property, by operating this site.
- I am not acting as your agent, adviser, or representative, and I do not owe you any agency duties.
- Submitting the form does not create any obligation on either side: you are free to withdraw at any time, and so am I.
- Nothing on this site is advice — legal, financial, valuation, or otherwise. You should obtain your own professional advice, and I would encourage you to do so before agreeing to sell any property.
If we agree a sale
Any purchase would be by me personally, through my solicitor and yours in the usual way. I am not a cash-buying company: completion would depend on normal conveyancing and, if applicable, mortgage arrangements, which I would tell you about openly. Neither of us is bound until contracts are exchanged in the usual way.
Costs
There is no fee or charge to you for using this site or submitting an enquiry. Where I make an offer on a property, I may offer to contribute towards your legal costs — that forms part of any individual negotiation and is not a service or undertaking of this website.
Your content
You remain responsible for the information you submit. Please do not submit information about a property you are not entitled to sell or discuss, or anyone else's personal details without their permission.
Availability and liability
I keep this site running on a reasonable-efforts basis but do not guarantee uninterrupted availability. To the extent permitted by law, I am not liable for losses arising from use of this site or reliance on anything on it. Nothing in these terms limits liability that cannot be limited by law.
Changes
I may update these terms from time to time. The date at the top shows the current version.
